• Obtain And Submit Drawings And Documentation With Municipal Building Permit

   Application

   Ex: Engineering/Architectural/Foundation Drawings, Site Plan, Utility Letters of Disconnect,

   etc.

 

• Comply With All Local, State And Federal Governing And Regulatory Agency Requirements
  Ex: Building Permits & Inspections, HUD, FEMA, EPA, CAFRA, etc.
 
• Advance Schedule Utility And Mechanical Disconnects
  Ex: Gas, Electric, Telephone, Cable, Water & Sewer, Plumbing, etc.

 

• Disconnect and/or Remove Utility And Mechanical Systems
  Ex: Gas, Electric, Telephone, Cable, Water & Sewer, Plumbing. ductwork, exposed 

  insulation, etc.

 

• Implement Site Preparation As Needed And Specified by Structural Mover
  Remove obstructions: Under-house pipes/ductwork, trees/shrubs, oil tank, central AC

  compressor, etc.
  Demolition of porch/s, deck/s, chimney/s, addition/s, shed, foundation, etc.
  Excavation of access to existing & new location, transit and/or move route, etc.

 

• Maintain A Secure, Clean And Safe Work Site And Working Conditions
  Ex: portable toilets, dumpster, grade & level work areas, etc.

 

• Address Structural Insufficiencies
  Ex: Deterioration of structural members such as sill plates, girders, floor joists, foundation, etc.

 

• Shore, Raise and/or Move Structure
  Service provided by Atlantic Structure Movers

 

• Construct, Repair, Replace, Or Modify Foundation and/or Under-Story

 

• Rectify Any Additional Structural Insufficiencies

 

• Remove Construction Generated Obstructions And Restore Site Clearance

  And Safety.  

  Ex: Remove dumpster, debris piles, construction materials/supplies.

  Ex: Fill, level and grade all excavation sites and disrupted areas

 

• Lower Structure Onto Foundation And Remove Supporting/Moving

• Secure Structure Onto Foundation And, When Necessary, Complete Foundation

• Reinstall Utilities And Mechanical Systems

 

• Restore Site To Preconstruction Condition

DRAWINGS & DOCUMENTATION

To finalize a price quote or obtain a contract, please forward the following to Atlantic Structure Movers:
 
Site Plot Plan or Survey
    Depict the existing, and when applicable also the proposed, location of the house/building.
    Include Block and Lot numbers.

 

Foundation & Construction Drawings – With Dimensions – Masonry and/or Pilings
    Indicate existing & proposed foundation plan/footprint. Include the new foundation’s height &

    location.

 

Construction Drawings – With Dimensions – Provide a Plan and a Cross-Section Drawing
     Depict a cross-section through the foundation of the house/building.  Include details and

     dimensions of:
          • The height of the footings & foundation walls and/or pilings
          • The height of the existing & proposed grade line and excavation and/or fill line, if 

            applicable
          • The height under the house/building measured from ground level to the underside of the

             first-story sill plate or floor joist (The municipality may require detailing to the roof line.)

 

Foundation Certification Prepared By a Licensed Structural Engineer
     Certifying the suitability of the existing and/or proposed foundation and the foundation

     height.

Typical Municipal Requirements

 

Before issuing a Building Permit, municipalities typically require the same drawings listed above for Atlantic Structure Movers along with the following additions:

 

Letters of Disconnect From Each Utility Company
     Confirming all utility connections to the house/building are disconnected, capped or

     nonexistent.

 

As Built Survey
     Verifies the house/building was relocated to, or remains at, the exact approved location

     previously identified on the original survey and Building Permit.

 

Height Certification
     Verifies the finish height of the house/building complies with zoning height restrictions, if

     applicable.

 

The above drawings and documentation represent typical items municipalities may require when you file for a Building Permit. Check with the administrators at the Municipality’s Zoning and Building Department. They will advise you as to which drawings and documents are required. Requirements do vary from town to town and they also may vary within different areas of a town.

STRUCTURAL MOVES ON PUBLIC ROADS

 

General Guidelines

Atlantic Structure Movers routinely moves 16-foot high structures significant distances without involving utility companies. Keep in mind, the 16-foot height includes our moving equipment and rigging. The overall height of a structure, without the foundation and including moving equipment height, must remain under 18 feet in order to avoid incurring utility company fees to temporarily relocate overhead electric, telephone and cable utility lines.

 

The size and height of moving equipment used on a project depends upon the size, configuration and weight of the structure, as well as the terrain of the transit route. Typically, moving and rigging equipment measures 18-24 inches in height for smaller, lighter structures such as a small garage, and 38-40 inches or more in height for larger, heavier structures such as a house or building. Rigging for masonry structures may measure in excess of 60 inches high. In calculating the structure’s transit height, add the height of our equipment and rigging to the height of the structure, as measured from the sill plate to the highest point of the roof.

 

On occasion, a contractor will remove the roof, or a part of it, to accommodate height restrictions and limitations along a transit route over public roads. The contractor later reinstalls or reconstructs the roof at the destination site.

 

New Jersey State requires an Over-Dimensional Transit Permit to move most houses and buildings over public roads. These permits prohibit traveling on toll roads, therefore, a transit route must be planned accordingly.

 

A structure’s narrowest width plays a significant role in the feasibility and choice of a transit route. Most roads accommodate structures with overall widths up to 24 feet, while many roads accommodate up to a 28-foot width. Options for transit routes become limited once a structure’s narrowest overall width exceeds 28 to 30 feet or more. Dimensions such as these significantly influence the possibility for roadway transport.

 

A structure’s cubic volume, which must include our moving equipment, affects the cost and feasibility of structural moves. Consider all obstructions along the transit route such as signs, lights, utility lines, trees, branches, etc. Many municipalities require permits to prune trees; while in certain areas the same municipality may prohibit all pruning.

 

Atlantic Structure Movers also transports structures by barge to and from waterfront properties. This method proves advantageous for over-width or over-height structures where waterway access exists.
